Xmas Works 2018

A series of important building works are scheduled to occur in the BPSE complex during the 2018 pre Xmas season.

The details are listed below.

Window Sealing

Window sealing works are proposed to be carried out in November. If you have any window seal issues please contact Propis or the Building Manager by email. The Building Manager will inspect the issue beforehand. Please contact him to arrange an inspection and rectification time.

Window Cleaning

All the inaccessible windows will be cleaned in mid-November 2018 (weather depending). Once a date has been confirmed, a further notification will be posted to inform you of the start of these works. For Palladio this will include the cleaning & oiling of the stainless-steel balustrade rails on your balcony that are inaccessible to you. If you wish to oil your section of accessible balustrade please see me and I will supply you with some stainless-steel oil. Future window cleaning has now been scheduled bi-annually to take place in April & October each year when warmer weather is due

Front Door Intercom PanelThe front door intercom panel will be replaced with a single panel incorporating the call station, intercom system and access swipe. After discussion with several owners it has been decided to relocate the panel to the front of the adjoining column and away from the entry door to ease access to the foyer. The panel system in presently being manufactured and will be installed soon.

Painting Works

Progressively, painting works will continue and the grey walls outside the lifts will be repaired and re-painted.

Car Park Cleaning

The committee have purchased a ride-on floor scrubber to clean the car park regularly in sections rather than bi-annually and also the front walkway outside Sant’ Elia. This machine is arriving before Christmas and progressively the entire car park will be scrubbed clean and then maintained.

Security CagesFor those desiring an increase to their security of their personal storage cages the committee have approved perforated steel panelling (galvanised only) to be installed by either your contractor or Baytech Plumbing (John) Tel: 0407 762476. The approximate cost for each cage is $130 per square metre if using Baytech Plumbing. If you select your own contractor please ensure you contact either Propis or the Building Manager for the style of perforated steel permitted.

CCTV Upgrade

The entire CCTV security system is being fully upgraded with 33 new CCTV cameras & recorders. These works will finish on 2 November. We also now have number plate recognition cameras in the car park. This upgrade will assist me greatly.

Podium Tiles & Steps to the GymnasiumThe beige coloured tiles on the Podium are to be treated to lessen any slip hazard during wet weather. The gym/pools steps are to be repainted and anti-slip material applied. The gym & pool will have to close for a day, but I’ll choose a day that is not hot.

Bin Shute ScentThose in the Boyd tower would have smelt a citrus smell in the bin chute room and hopefully on their floor level. A new system has been installed and is being tested to see if it pleases everyone. If its effective, as it appears to be so far, the system will be installed in the other bin chute areas.

Bollards in Car Park Entrance DrivewayPlastic bollards have been placed in the entrance to ensure vehicles keep to their lane when entering & leaving the complex.

Lift Buttons

All non-responsive lift buttons will be replaced with new ones that have been ordered from the lift manufacturer.

Apartment Door MatsMats outside of apartment entry doors are not permitted. Please remove your mat and place it inside your apartment. Thank-you.
